An International Thought Process

We started small. As consulting Engineers & Architects, we were the first to introduce a self-supported, colour-coated Galvalume sheeting Dome type Structure in 2004 for Safe Express in MMR region in India. We are also the first to introduce Pre Engineering Building covered with colour-coated Galvalume sheet structure in 2005 for the Globe Complex in MMR region. This was a pioneering effort in using international standards for the warehousing industry in MMR region.

Creating History in Warehousing

Circa 1990. Bhiwandi was unorganised and the needs of the textile sector and other storage purpose (Free from Octroi) were met with smaller sizes of individual 1000-1500 square feet warehouses. Infrastructure was undeveloped, mainly populated by the labour class who worked in the textile sector. Warehouses had Tin/Asbestos sheet coverings leading to uninhabitable conditions, with seasonal impact affecting it through leakages, maintenance and heat problems, besides processes like manual loading and unloading of goods, limited use of material handling equipment, and manual record-keeping.

Being pioneers, we have been the only professional entity to have completed more than 30 years offering a full bouquet of Architectural/Engineering and related services and in essence have helped develop over 60% of the textiles and warehousing industries in Bhiwandi.

Evolution of a World-class Perspective


KK Durraj is synonymous with design and delivery of expert pioneering projects like:
• Pre-engineered Building Structure (PEB) - Warehouse unit with a clear height of 12.00 Meters with mezzanine floor & Flooring Flatness for Very Narrow Aisle (VNA) and all Atomization System for the 1st time in MMR region in 2008 for M/s Prithvi Group (M/s. Transmart)
• International Cargo Terminal Building at Indira Gandhi International Airport, Delhi - Terminal T2 for Delhi Cargo Service Centre. The project was more than five lakh square feet floor area with a double level warehouse of total height 22 meters - one of the biggest and unique projects of its kind all over India in 2014
• Multi-level Centre for perishable cargo - Along with mezzanine floor and commercial offices for Airlines on first floor at Chhatrapati Shivaji International Airport, Mumbai near APEDA Warehousing at Sahar Cargo Airport
• Designed an ultra-modern Spinning Mill - with State of Art Technology in PEB Structure for M/s. Ahuja SynFab
• Multi-level Automobile Sales and Service Centre - for M/s Regent Honda, Bhiwandi
• One of the biggest ETP Tanks - 2.8 Million Litres capacity and process house for M/s. Dodhia Synthetics Pvt Ltd MIDC, Bhiwandi
• Large-sized U. G. Tank - 2.5 Million Litres capacity with process house for M/s. Chur Synthetics, MIDC, Bhiwandi
• Single Warehouse of 6.50 lacs Square Feet for 3PL company with ultramodern amenities and as per international norms in terms of fire, mechanical electrical infrastructure - the biggest in MMR region in 2021

Residential areas in Bhiwandi had no scope initially, but over time, we have changed the face of the city by bringing in professional and fully legal construction. Areas like Oswalwadi, Waraldevi, Mansarovar benefitted from many of our projects like Shiv Shanti, Jalaram Kuteer, Samrudhi, Alok Complex, Rushabh, Mahaveer etc.

In 2004-05, we were offering residential flats with carpet areas in the range of 375 to 1800 sq ft. By 2007, when TDR was launched, we started putting it into practice and continue to do so. In 2011, DP Plan was published in the MMRDA region and from 2017, it was implemented as well. Despite the Covid scare, we continued its implementation in the areas surrounding Bhiwandi.
